
Following recommendation from Vail Williams Surveyors, their international marketing agency client appointed Worldwise to undertake surveys of the existing M&E systems on floors 2, 3 and 5 of the County Gates House office building in Bournemouth.
The client, as a prospective tenant, wanted to gain an understanding of their full financial commitment for a 10 year period if they proceeded with leasing the floors.
Each floor had been fitted out differently and the M&E installations employed quite different systems and equipment and they were of varying age.
Our report treated each floor separately and made comment on the condition, suitability and regulatory compliance with current standards of all the M&E systems. It provided a 10 year capital works expenditure forecast for each floor to highlight likely costs of replacing failing or sub-standard plant and systems. The report also provided budget costs for testing and certifying retained systems to demonstrate their compliance with current standards and meeting statutory obligations before it would be safe to occupy the premises.
