A 1985 built 4-storey, 1,932m2 office block had lain “mothballed” for five years as it had become surplus to requirements by the tenants. At the end of the lease the landlord wanted a Dilapidations Report undertaken to assess the tenant’s liabilities prior to termination of the lease. Worldwise were engaged by CBRE to undertake the inspection and report on the mechanical services installations elements of the building.
Services included 300kW central LPHW boiler plant, 230kW chiller with buffer vessel various air handling units, pneumatic BMS controls with compressor, various unitary DX units, central hot and cold water storage, hose reels, etc.
There were no records of existing installations so time on site was needed to gain an understanding of the installations. Because systems had been drained and powered down for a number of years it was not possible to establish their operational capability. So the report highlighted costs associated with undertaking operational tests for all systems to establish their viability, costs associated with items that required maintenance and budgets for items that might require maintenance/replacement should they fail when tested and operational.
