Bourne Court is a mixed use 1920’s built, 7-storey, building in the centre of Bournemouth and comprises 20 flats and 3 commercial units on the ground/first floors – a bar/restaurant, a hair salon and a coffee shop with novelty activities.
Worldwise were engaged to report on the condition of the mechanical and electrical services systems, Worldwise also assessed their life expectancy, compliance with current standards and the impact that any tenant adaptations may be having on the infrastructure.
The commercial units have dedicated utility supplies but the flats are served by communal gas-fired boilers, domestic water heaters and cold water storage. Electrical meters are located in each flat. Some flats also have gas supplies for cooking. Landlord fire alarm, emergency and general purpose lighting in escape routes were also considered in the report.
Site investigations culminated in the production of a report with each service and system considered for condition, likely expenditure commitment over a 10 year plan and the priority in which works should be executed. This provided the management company and tenant association with the vital information needed to plan and finance the ongoing maintenance of the M&E services systems.
