The development of a mixed use site in Poole with Barrett Homes.
The site providing 324 houses and a requirement for 16,050m2 of commercial/industrial units on a 43,382m2 site and a possible future 33,000m2 plot development at the rear of the site, away from the existing utility services located in Magna Road the client required early advice on the best way of servicing the whole site and getting utilities to where they are going to be needed. This would avoid unnecessary costs and disruption on site for years to come.
CRE engaged Worldwise to establish the gas, electricity and water demands for the commercial and industrial units and to work with utility providers and Barrett Homes to agree a main services route and sizes for each of the utilities to service the whole of the industrial/commercial end of the site. Consideration of the need for telephone / IT communications infrastructure was also part of the brief.
We worked closely with all parties to arrive at an agreeable proposal that would allow future phased development of he commercial/industrial units without the need for revisiting completed work or digging up roads through the housing estate after it was completed. The proposals also allowed for maximum use of available space on the site.
