Phase 1 – Nursery & Parish Centre Conversion

As part of a rationalisation plan for property in the parish consideration is being given to converting the lower ground floor level of the church into a nursery and parish centre so that the nursery could be leased out for daytime use and generate some income. The areas in question are currently underutilised and falling into disrepair.

As the main Catholic church in Bournemouth this is a large building and includes 10 bedrooms, offices, kitchens, dining room, chapel and parish centre. No records of the installed mechanical and electrical systems existed but a reliable budget cost for converting the lower ground floor was required before the plan could be developed. We advised that a survey of the existing needed to be undertaken so that the consequences of any work could be properly considered and appropriate decisions made during the design stage.

After completing a comprehensive survey of M&E systems and producing record drawings of them we prepared a report outlining proposals for the phase 1 conversion works. These advised on separating the lower ground floor systems from those serving the upper areas as far as practicable whilst utilising the incoming utility supplies and adopting sub-metering. Designs would have to have minimum impact on the exterior views due to the Listed nature of the building and its very high profile location in the town.
