Worldwise Limited was engaged to provide a report on the options for heating and domestic hot water provision for all of the units. The brief included the provisos that a centralised system with any type of central management role for maintenance and metering was not to be considered and that energy efficient systems should be employed.
The report considered the significant problems associated with the provision of flues on individual boilers in terms of pluming and extended flue lengths on some of the units. The space required for the boiler and hot water storage provision was also taken into consideration. Potterton Promax HE Store boilers were recommended for the majority of units because of their relatively small footprint, high efficiency and multiple flue options that allowed long flue runs to the rear of the building, avoiding nuisance pluming adjacent to balconies and possible problems with Planners on the front elevations. The integral hot water storage calorifiers in these units reduce waste water and permit high water draw-off rates compared to combi-boilers.
Underfloor heating was recommended for the larger spaces in the properties, with radiators recommended for other areas and dual-fuel towel rails for bathooms. The underfloor system was the system of choice because the high radiant heating component would compensate for the cold radiant effect of the large glazed areas and because it allows maximum flexibility in room/furniture layouts.
