What to do with a 5-storey, 4,431m2 unoccupied office building that has been mothballed for two years? Before this question could be answered the owners asked Worldwise to investigate the condition of the M&E services within the building and their suitability for redeployment, possibly on a floor by floor or half floor basis. The building had previously been let out to a single tenant who had carried out a very comprehensive and high specification fit out.
Site surveys and interrogation of record documents enabled us to prepare a report that described the original design and operational intent, zoning, resilience and capacities of the systems. The report then considered how systems could be adapted to facilitate multi-occupancy of the building and phased letting / occupation. Budget costs were provided to establish what it would cost to get the building safely operational once more.
Options were put forward with budget costs for mixed use occupancy with upper floors being converted to residential use, retaining lower floors for commercial / office accommodation and how existing M&E systems could be adapted to this end with sub-metering.
